NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment dated September 22, 2010, entered in Civil Case No.: 51-2009-CA-004575-XXXX-WS, DIVISION: J2, of the Circuit Court of the Sixth Judicial Circuit in and for Pasco County, Florida, wherein AURORA LAON SERVICES, LLC, is Plaintiff, and JAMES R. HOSINGTON; are Defendants.
The Clerk of the Court shall sell to the highest bidder for cash at http://www.pascorealforeclose.com, 11:00a.m., on the 31st day of August, 2011 on the following described real property as set forth in said Final Summary Judgment, to wit:
LOT 1924, BEACON SQUARE UNIT 16-A ACCORDING TO THE MAP OR PLAT THERE OF AS RECORDED IN PLAT BOOK 10, PAGE 30, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA. TOGETHER WITH A PORTION OF CRYSTAL LAKE, BEACON SQUARE UNIT 16-B, AS SHOWN ON PLAT RECORDED IN PLAT BOOK 10, PAGE 31 OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA. ADJACENT AND CONTIGUOUS TO LOT 1924, BEACON SQUARE UNIT 16-A AS SHOWN ON PLAT BOOK 10, PAGE 30, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, MORE PARTICULARLY DESCRIBED AS FOLLOWS; FOR A POINT OF BEGINNING, COMMENCE AT THE MOST NORHTWESTERLY CORNER OF SAID LOT 1924: THENCE RUN ALONG THE MOST WESTERLY BOUNDARY LINE OF SAID LOT 1924, 50.94 FEET ALONG THE ARC OF A 257.56 FEET RADIUS CURVE TO THE LEFT, CONCAVE TO THE NORTHWEST, SUBTENDED BY A CHORD DISTANCE OF 50.86 FEET BEARING SOUTH 22 DEGREES 40’43” WEST; THENCE NORTH 52 DEGREES 19’38” WEST, 10.51 FEET; THENCE NORTH 10 DEGREES 14’01” EAST, 47.23 FEET ALONG THE WESTERLY EDGE OF A 4.0 FOOT CONCRETE WALK, ALSO BEING THE EASTERLY SHORELINE OF SAID CRYSTAL LAKE, THENCE SOUNTH 72 DEGREES 59’14” EAST, 20.43 FEET OF THE POINT OF BEGINNING.

If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk no later than 60 days after the sale. If you fail to file a claim you will not be entitled to any remaining funds. After 60 days, only the owner of record as of the date of the lis pendens may claim the surplus.
