NOTICE is given pursuant to the Uniform Final Judgment of Mortgage Foreclosure entered on the 23rd day of April, 2012 in Civil Action No. 51-2011-CA-2603-ES/J4, of the Circuit Court for Pasco County, Florida, in which AAA Signs, Inc., David M. Smith, Sandra L. Smith, Oak Grove Commons, Inc., and the United States of America, are the Defendants and SunTrust Bank is the Plaintiff, I will sell to the highest bidder for cash in an online sale at http://www.pasco.realforeclose.com, in accordance with §45.031, Florida Statutes, at 11 a.m. on the 28 day of August, 2012, the following described real property set forth in the Uniform Final Judgment of Mortgage Foreclosure:
Commence at a Point of Intersection of the West Boundary of Carpenter’s Run Phase 111, as recorded in Plat Book 27, Pages 116 through 118, of the Public Records of Pasco County, Florida and the North Boundary of Oak Grove Phase 1B, as recorded in Plat Book 35, on Pages 18 through 26 of the Public Records of Pasco County, Florida; thence North 00 Degrees 04’43” East, along the West Boundary of Said Carpenter’s Run Phase III, a distance of 112.00 feet to the Point of Beginning; thence North 89 Degrees 59’49” West, 300.00 feet; thence North 00 Degrees 04’43” East, 184.00 feet; thence South 89 Degrees 59’49” East, a distance of 300.00 feet to a Point of Intersection with the West Boundary of Said Carpenter’s Run Phase III, thence South 00 Degrees 04’43” West, along Said West Boundary, a distance of 184.00 feet to the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
