NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure dated October 30, 2009 entered in Civil Case No. 51-2008-CA-008014-XXXX-WS of the Circuit Court of the Sixth Judicial Circuit in and for PASCO County, New Port Richey, Florida, that the Clerk of the Court for Pasco County, Florida, Paula O’Neil, will sell to the highest and best bidder for cash via public auction on the internet in accordance with Section 45.031(10), Florida Statutes, on May 30, 2012 at website https://www.pasco.realforeclose.com/ for the following described property as set forth in said Summary Final Judgment of Foreclosure, to-wit:

A survey of a portion of Tract 52, of the plat of Port Richey Land Company Subdivision, as recorded in Plat Book 1, Page 61, of the Public records of Pasco County, Florida, more particularly described as follows:
Commence at the Southwest corner of Section 23, Township 25 South, Range 16 East, Pasco County, Florida, thence run along the South line of said Section, South 89 degrees 46’21” East, a distance of 2149.73 feet to the West right of way line of Plaza Drive Extension; thence along said West right of way line, North 00 degrees 19’08” East, a distance of 1418.81 feet to the Northerly right of way line of Embassy Boulevard; thence North 89 degrees 38’57” West, a distance of 55.00 feet for a Point of Beginning; thence continue North 89 degrees 38’57” West, a distance of 74.38 feet; thence along the arc of a curve to the left, having a radius of 2042 feet (DEED), 2042.50 (PLAT), having a chord bearing South 68 degrees 51’52” West, a distance of 80.65 feet; thence North 00 degrees 19’08” East, a distance of 201.98 feet; thence South 89 degrees 40’52” East, a distance of 195.00 feet; thence South 00 degrees 19’08” West, a distance of 160.00 feet; thence South 45 degrees 20’27” West, a distance of 56.55 feet to the Point of beginning.

Commence at the intersection of the Northerly right of way line of Embassy Drive and the Westerly right of way line of Plaza Drive Extension; thence along said Northerly right of way line, North 89 degrees 38’57” West, a distance of 129.38 feet to a point of curve; thence run, 80.65 feet along said curve to the left, with a radius of 2042.50 feet, chord bears South 88 degrees 51’52” West for a distance of 80.65 feet to the Point of beginning; thence along said right of way line 25.03 feet along the arc of a curve to the left, with a radius of 2042.50 feet, and a chord which bears South 87 degrees 22’55” West, a distance of 25.03; thence North 00 degrees 19’08” East, a distance of 216.26 feet; thence South 62 degree 12’24” East, a distance of 28.18 feet; thence South 00 degrees 19’08” West, a distance of 201.98 feet to the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
