NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 7th day of June, 2012, and entered in Case No. 51-2009-CA-004358WS, of the Circuit Court of the 6TH Judicial Circuit in and for Pasco County, Florida, wherein SUNTRUST MORTGAGE, INC. is the Plaintiff and CHERYL PALMATEER A/K/A CHERLY I. PALMATEER; DAVID PALMATEER A/K/A DAVID K. PALMATEER; BAILLIE ROOFING & CONST. INC.; OAK RIDGE HOMEOWNERS’ ASSOCIATION, INC.; SUNTRUST BANK; UNKNOWN TENANT (S); IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 23rd day of July, 2012, at 11:00 AM on Pasco County’s Public Auction website: http://www.pasco.realforeclose.com, pursuant to judgment or order of the Court, in accordance with Chapter 45, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
A PORTION OF LOTS 380 AND 381, OAK RIDGE, UNIT THREE AS SHOWN ON PLAT RECORDED IN PLAT BOOK 17, PAGES 108 THRU 122 INCLUSIVE OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, MORE PARTICULARLY DESCRIBED AS FOLLOWS; BEGIN AT THE SOUTHWEST CORNER OF LOT 381 OF SAID OAK RIDGE, UNIT THREE; THENCE ALONG THE EASTERLY RIGHT-OF-WAY LINE OF RIDGE TOP DRIVE AS NOW ESTABLISHED, 80.41 FEET ALONG THE ARC OF A 630.0 FEET RADIUS CURVE CONCAVED TO THE LAST SUBTENDED BY A CHORD DISTANCE OF 80.36 FEET, BEARING NORTH 23° 53’ 40” WEST; CONTINUE ALONG SAID EASTERLY RIGHT-OF-WAY LINE, NORTH 27° 33’ 04” WEST, 73.38 FEET, NORTH 62° 26’ 56” EAST, 297.08 FEET; THENCE SOUTH 00° 23’ 38” WEST, 277.29 FEET ALONG THE WESTERLY RIGHT-OF-WAY LINE OF SEVEN SPRING BOULEVARD AS NOW ESTABLISHED TO THE SOUTHEAST CORNER OF SAID LOT 381; THENCE NORTH 89° 36’ 27” WEST, 195.01 FEET ALONG THE SOUTHERLY BOUNDARY LINE OF SAID LOT 381 TO THE POINT OF BEGINNING.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
