Notice is given that pursuant to the Uniform Final Judgment of Foreclosure entered in Case No.: 11003407CO, of the County Court of the Sixth Judicial Circuit in and for Pinellas County, Florida, in which, SEMINOLE GARDENS APARTMENT NO. 17-F, INC., a Florida profit corporation, is the Plaintiff, and the Defendants are SHEILA M. RUBIN; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS, Including but not limited to those Heirs and Devisees of the ESTATE OF SHEILA M. RUBIN; CINDY RUBIN; ALLISON RUBIN; BENJAMIN DOUGLAS GINN-RUBIN; and WELLS FARGO BANK, N.A., Successor by Merger to WACHOVIA BANK, NATIONAL ASSOCIATION, the Clerk will sell to the highest and best bidder for cash in an online sale at www.pinellas.realforeclose.com at 10:00 a.m. on August 30, 2011, the following described property as set forth in the Uniform Final Judgment of Foreclosure:
All right, title and interest in the Proprietary Lease to Apartment No. 202, in Building 17-F, Seminole Gardens Apartments, which lease has an expiration date of March 31, 2067, including any equity in said apartment or any assets of Seminole Garden Apartments No. 17-F Inc., and including any and all stock certificates issued by Seminole Gardens Apartments No. 17-F Inc., in reference to said apartment located in Building 17-F described as:
From the SE corner of the NW 1/4 of the NW 1/4 of Section 27, Township 30 South, Range 15 East; run thence South 00°06'30” West, along to 40 acre line, 262.63 feet; thence run North 89°49'19” West, 68.65 feet; run thence South 50°13'08” West, 79.35 feet to the Point of Beginning; thence run South 00°06'30” West, 295.28 feet; thence run North 88°09'15” West, along a line parallel to and 140 feet northerly of a westerly extension of the southerly right-of-way line of Valencia Terrace (See Plat of Campbell Groves Estates, recorded in Plat Book 37, Page 35, Public Records of Pinellas County, Florida) 173.76 feet; thence run North 00°10'41” East 145.00 feet; thence run North 50°13'08” East, 226.12 feet to the Point of Beginning.
Together with an easement for ingress and egress as recorded in Official Records Book 2435, Pages 435 through 437, of the Public Records of Pinellas County, Florida.
