Notice is given that pursuant to a final judgment filed July 29, 2011 in Case No. 11-CA-051103 of the Circuit Court of the Twentieth Judicial Circuit in and for Lee County, Florida, in which Premier American Bank, N.A., d/b/a Florida Community Bank is the Plaintiff and ADAR INVESTMENTS, LLC, a Florida limited liability company, Regions Bank, Spartan Stables, LLC, a Florida Limited Liability company, Buddy Sullivan, Denise Sullivan, Carlos Perez, and Buck Henry a/k/a William Hendry are the Defendants, , I will sell to the highest and best bidder for cash, by electronic sale on October 12, 2011 beginning at 9:00 a.m. on the prescribed date at www.lee.realforeclose.com in accordance with § 45.301 Fla. Stats, the following-described property set forth in the order of final judgment:
The North √ of the West ∏ AND the West 1/3 of the West ∏ of the West ∏ of the West ∏ of the East ∏ of the North √ of Section 10, Township 43 South, Range 27 East, Lee County, Florida, LESS that strip of land described in O.R. Book 4260, Page 4832 of the Public Records of Lee County, Florida.

Together with a non-exclusive easement for ingress and egress and for roadway purposes over and upon the real property described in O.R. Book 4260, Page 4832, together with Confirmatory Easement recorded in O.R. 4830, Page 531, of the Public Records of Lee County, Florida, and more particularly described as follows:

A strip of land (61 feet wide) lying in the West 1/3 of the West ∏ of the West ∏ of the West ∏ of the East ∏ of the North √ of Section 10, Township 43 South, Range 27 East, Lee County, Florida which strip of land is described as follows:

From the Southwest corner of the North √ of the East ∏ of Section 10, run N 89Ëš16'39” E along the South line of the North √ of the East ∏ of Said Section 10 for 11.09 feet to the Southeast corner of the West 1/3 of the West ∏ of the West ∏ of the West ∏ of the East ∏ of the North √ of said Section 10 and the Point of Beginning:

From said Point of Beginning run S 89Ëš16'33” W along the South line of said fraction for 61.00 feet to an intersection with the line that is 61.00 feet West of (as measured on a perpendicular) and parallel with the East line of the West 1/3 of the West ∏ of the West ∏ of the West ∏ of the East ∏ of the North √ of said Section 10; thence run N 00Ëš18'19” W along said parallel line for 4,006.92 feet to an intersection with the North line of said Section 10; thence run N 89Ëš37'27” E along the North line of the East ∏ of said Section 10 for 61.00 feet to an intersection with the East line of the West 1/3 of the West ∏ of the West ∏ of the West ∏ of the East ∏ of the North √ of said Section 10; thence run S 00Ëš18'19” E along the East line for 4,006.55 feet to an intersection with the South line of the North √ of the East ∏ of said Section 10 and the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owners as of the date of the Lis Pendens must file a claim within 60 after the sale.
