NOTICE IS HEREBY GIVEN that, pursuant to a Uniform Final Judgment of Mortgage Foreclosure dated September 6, 2011 and an Amended Order Granting Motion to Reschedule Foreclosure Sale dated November 14, 2011, entered in Case No. 2010-CA-007609 of the Circuit Court for Manatee County, Florida, R.B. “Chips” Shore, the Clerk of the Circuit Court, will sell to the highest and best bidder for cash on the 16th day of December, 2011 at 11:00 a.m. online at www.manatee.realforeclose.com, in accordance with Chapter 45, Florida Statutes, the following real property, personal property and rents described as:
A tract of land lying in Sections 35 and 36, Township 33 South, Range 19 East, Manatee County, Florida and more particularly described as follows:
Commence at a concrete monument marking the Northeast corner of Section 1; Thence N89°13'13”W, along the North line of said Section 1, a distance of 4958.20 feet; Thence N00°46'47”E, a distance of 7.28 feet to a point on the Northeasterly Right-of-Way line of Rutland Road (County Road #675), a 150.00 foot wide Public Right-of-Way; Thence N09°50'07”W leaving said Right-of-Way, a distance of 493.70 feet for a Point of Beginning; Thence S80°09'53”W 38.99 feet; Thence N 55°34'13”W 309.84 feet; Thence along the Southeasterly Right-of-Way line of Howling Wolf Run, an 84 foot wide Public Right-of-Way, as shown on the Plat of Foxbrook, Phase II, recorded in Plat Book 38, Pages 36 through 42 of the Public Records Manatee County, Florida, the following two courses: N36°51'54”E 273.60 feet, to the point of curvature of a curve to the right having a radius of 158.00 feet and a central angle of 17°52'45”; Thence Northeasterly along the arc of said curve, an arc length of 49.30 feet to the Southwest corner of Tract 301 as shown on the above mentioned Plat of Foxbrook, Phase II; Thence S78°35'10”E, along a line not tangent with the previously described curve, also being the Southerly line of said Tract 301, a distance of 22.77 feet; Thence S09°50'07”E, a distance of 423.36 feet to the Point of Beginning.
