NOTICE IS HEREBY GIVEN pursuant to an Order or Summary Final Judgment of foreclosure dated November 9, 2011, and entered in Case No. 07-11738 DIV J UCN: 292007CA011738XXXXXX of the Circuit Court in and for Hillsborough County, Florida, wherein BANK OF NEW YORK AS TRUSTEE FOR THE CERTIFICATEHOLDERS CWABS, INC. ASSET-BACKED CERTIFICATES, SERIES 2005-11 is Plaintiff and SOPHIA FLORES; ISLAND WALK CONDOMINIUM ASSOCIATION, INC.; HARBOUR ISLAND COMMUNITY SERVICES ASSOCIATION, INC.; Unknown Tenant No. 1; Unknown Tenant No. 2; and All Unknown Parties Claiming Interests By, Through, under or Against a Named Defendant to this Action, or Having or Claiming to Have Any Right, Title or Interest in the Property Herein Described, are Defendants, I will sell to the highest and best bidder for cash at 800 East Twiggs Street, Room 202, Tampa, FL 33602 at Hillsborough County, Florida, at 10AM on the 2 day of February, 2012, the following described property as set forth in said Order or Final Judgment, to-wit:
CONDOMINIUM UNIT NUMBER 11-856, ISLAND WALK, A CONDOMINUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM THEREOF, AS RECORDED IN O.R. BOOK 11004, PAGE 637, AND ANY AMENDMENTS THERETO; AND ACCORDING TO THE PLAT THEREOF RECORDED IN CONDOMINUM PLAT BOOK 18, PAGE 66, ALL OF THE PUBLIC RECORDS OF HILLSBOROUGH COUNTY, FLORIDA, TOGETHER WITH AN UNDIVIDED SHARE IN THE COMMON ELEMENTS, TOGETHER WITH A NON-EXCLUSIVE EASEMENT FOR INGRESS AND EGRESS CREATED IN THAT CERTAIN DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS RECORDED IN O.R. BOOK 4606, PAGE 1182; TOGETHER WITH SUPPLEMENTAL RECORDED IN O.R. BOOK 4991, PAGE 366, AND AS AMENDED, ALL OF THE PUBLIC RECORDS OF HILLSBOROUGH COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
