NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated November 18, 2011, and entered in Case No. 2010-011638-CO-41, of the County Court of the Sixth Judicial Circuit in and for Pinellas County, Florida, wherein Stratford Commons Homeowners Association, Inc. is Plaintiff, and Timothy M. Herford, Mary Jo Herford and American General Home Equity , Inc. are Defendants, I will sell to the highest bidder for cash on January 13, 2012, in an online sale at www.pinellas.realforeclose.com beginning at 10:00 a.m., the following property as set forth in said Final Judgment, to wit:
Lot 55, Together with the Northerly 8.33 feet of Lot 56 and Together with the Southerly 1.67 feet of Lot 54, STRATFORD COMMONS, according to the map or plat thereof, as recorded in Plat Book 96, Pages 76 through 79 of the Public Records of Pinellas County, Florida being more particularly described as follows:
Commence at the Southwest corned of said plat, said point also being on the Northerly Right-of-Way line of Ridgemoor Boulevard (a 200 foot Right-of-Way); thence along the Westerly line of said plat, North 09 degrees 38 minutes 52 seconds West for 85.32 feet to the Point of Beginning; thence continue North 09 degrees 36 minutes 52 seconds West for 30.04 feet; thence parallel to the Southerly line of said Lot 54, North 77 degrees, 14 minutes 54 seconds East for 109.42 feet to a point on the arc of a non-tangent curve, concave to the Northeast (to which point a radical line sears North 73 degrees 32 minutes 16 seconds East to the center of said curve), said point also being on the Westerly line of Tract ā€œDā€ (Daventry Lane) as shown on said plat; thence Southerly along the arc of said curve, having for it's elements a radius of 140.00 feet, a central angle of 12 degrees 06 minutes 56 seconds, an arc distance of 29.60 feet, a chord distance of 29.55 feet and chord bearing of South 22 degrees 31 minutes 12 seconds East to a point on the arc, of a reverse curve, concave to the Southwest thence Southerly along the arc of said curve, having for its elements a radius of 75.00 feet, a central angle of 00 degrees 01 minute 51 seconds, an arc distance of 0.91 feet, a chord distance of 0.91 feet and a chord bearing of South 28 degrees 18 minutes 44 seconds East; thence parallel to the Southerly line of said lot 55, South 77 degrees 14 minutes 34 seconds West for 116.30 feet to the Point of Beginning.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE IF ANY, OTHER THAN THE PROPERTY OWNER, AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
