NOTICE IS HEREBY GIVEN pursuant to the Uniform Final Judgment of Foreclosure dated November 30, 2011 entered in Case No. 2010-011947-CI-21 in the Circuit Court of the 6TH Judicial Circuit in and for Pinellas County, Florida, wherein U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE FOR LEHMAN BROTHERS SMALL BALANCE COMMERCIAL MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-3, is the Plaintiff, and CONARD INVESTMENT HOLDINGS, INC., a Florida corporation; and ANN CONARD, are the Defendants, I will sell to the highest and best bidder for cash at the Pinellas County Clerk's website for on-line auctions on January 4, 2012 at 10:00 a.m., via the Internet at www.pinellas.realforeclose.com, the following described property situated in Pinellas County, as set forth in said Final Judgment, to wit:
Tract “A”, BOCA CIEGA TERMINALS, UNIT 10, according to the Plat thereof, as recorded in Plat Book 59, Page 7, of the Public Records of Pinellas County, Florida.
Less and except the following described portion therefrom Deeded to the City of St. Petersburg for street purposes:
That 8 foot wide strip of land lying in the Northeast property of Tract “A”, BOCA CIEGA TERMINALS, UNIT 10, as recorded in Plat Book 59, Page 7, of the Public Records of Pinellas County, Florida; said strip being more particularly described as follows:
Beginning at the Northeast corner of Section 12, Township 31 South, Range 15 East, run;
South 89°57'30” West, 1276.99 feet to the center line of Tyrone Boulevard; thence,
North 56°12' West, 0.16 feet along said center line; thence,
South 33°48' West, 53.0 feet for a POINT OF BEGINNING on a Point of Intersection of two (2) lines bounding said Tract “A”; thence,
continue South 33°48' West, 8 feet; thence,
North 56°12' West, 135.24 feet; thence,
22.43 feet along the arc of a non-tangent curve to the right having a radius of 30 feet, chord length of 21.91 feet, chord bearing South 77°37'04” East; thence,
along the Northeasterly boundary of said Tract “A”, South 56°12' East, 114.84 feet to the POINT OF BEGINNING.

ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS, MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
