A tract of land being portions of Tract 20 and the Northwest ¼ of the Northwest ¼ of Section 25, Township 26 South, Range 15 East of the Tampa Tarpon Springs Land Company's Subdivision, as recorded in Plat Book 1, Page 6y9, of the public records of Pasco County, Florida, being more particularly described as follows:
Commence at the Southwest corner of Amblewood of Gulf Trace, as recorded in Plat Book 25, Pages 78 through 84 of the public records of Pasco County, Florida; thence North 89 degrees 23 minutes 26 seconds West, for 479.01 feet to the Point of Beginning; thence continue North 89 degrees 23 minutes 26 seconds West for 1840.74 feet to the West boundary of aforesaid Section 25; thence along said West boundary, North 00 degrees 49 minutes 36 seconds East for 325.00 feet; thence leaving said West boundary East for 180.00 feet; thence North 45 degrees 00 minutes 00 seconds East, for 250.00 feet; thence South 60 degrees 00 minutes 00 seconds East, for 320.00 feet; thence South for 250.00 feet; thence North 73 degrees 00 minutes 00 seconds East, for 4.86 feet; thence South 89 degrees 23 minutes 26 seconds East, for 1198.53 feet; thence South 00 degrees 36 minutes 34 seconds West for 100.00 feet to the Point of Beginning.
LESS Parcel 106, described in Resolution NO. 02-27, recorded in Official Records Book 4770, Page 352, and Order of Taking recorded in Official Records Book 4866, Page 1696, of the public records of Pasco County, Florida.

All buildings, improvements, hereditaments, and appurtenances appertaining to the Property described on Exhibit “A” (the “Property”), as far as they may now or hereafter during the term of this indenture belong to or be used in connection with the occupancy of any building existing or to be constructed on such Property.
All fixtures, equipment and accessions and attachments to the Property now or hereafter attached or used In connection with the operation of such Property, and all replacements, additions, and betterments to or of any of the foregoing.
All rights in now existing and hereafter arising easements, rights of way, rights of access, water rights and courses, sewer rights and other rights appertaining thereto.
All extracted collateral including without limitation all gas, oil and mineral rights of every nature and kind, all timber to be out and all other rights appertaining thereto.
All leases, rents and profits therefrom.
