Lot 71, SUMMERFIELD VILLAGE SUBPHASE C, UNIT 2 according to the map or plat thereof as recorded in Plat Book 31, Page 192, Public records of Manatee County, Florida; TOGETHER WITH that part of Lot 72 of said SUMMER FIELD VILLAGE described as follows: Beginning at the Northeast corner of said Lot 72 and run thence North 73 degrees 40 minutes 15 seconds West a distance of 110.03 feet to the Westerly lot line of said Lot 72, said point being on a curve to the right with a radius of 215.00 feet, a chord bearing of North 17 degrees 34 minutes 54 seconds East and a chord length of 1.92 feet; thence along said curve in a Northerly direction passing through a central angle of 00 degrees 30 minutes 37 seconds and an arc length of 1.92 feet; and thence South 72 degrees 40 minutes 25 seconds East along the South property line of said Lot 71 a distance of 110.00 feet to the point of beginning.
