NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated November 22, 2011, and entered in Case No. 2008 CA 005152 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for SARASOTA COUNTY, Florida, wherein BANK OF NEW YORK AS TRUSTEE FOR THE CERTIFICATEHOLDERS CWALT, INC. ALTERNATIVE LOAN TRUST 2006-OA7 MORTGAGE PASS-THROUGH CERTIFICATES SERIES 2006-OA7, is Plaintiff, and THOMAS MULLINS, et al are Defendants, I will sell to the highest and best bidder for cash, beginning at 09:00 AM at www.sarasota.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 27th day of December, 2011, the following described property as set forth in said Summary Final Judgment, to wit:
Lot 2111, Bay Oaks Estates, Unit 1, as per plat thereof recorded in plat book 36, pages 47,47A through 47G, inclusive, of the Public Records of Sarasota County, Florida.
And a portion of lot 2110, Bay Oaks Estates, Unit 1, recorded in plat book 36,pages 47,47A through 47G,of the Public Records Sarasota County, Florida. Described as follows:
Begin at the intersection of the South line of tract “A” of said Bay Oaks Estates, Unit 1, with the westerly right of way line of the Seminole Gulf Railway(100.00 feet wide):Thence along said westerly right of way line, South 11 degrees 46'55” East, 21.91 feet to a lot line common to lots 2110 and 2111 of said Bay Oaks Estates, Unit 1; Thence along said common lot line, South 41 degrees 59'34” West,218.02 feet to the Northerly right of way line of Pine Ranch East Road(50.00 feet wide); Thence North 37 degrees 36'57” East, 231.65 feet to the point of beginning.
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
