NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment dated November 14, 2011, entered in Civil Case No.: 2009CA021714 NC, of the Circuit Court of the TWELFTH Judicial Circuit in and for SARASOTA COUNTY, Florida, wherein AURORA LOAN SERVICES, LLC, is Plaintiff, and JAMES P. MCGILL, JR.; UNKNOWN SPOUSE OF JAMES P. MCGILL, JR. IF ANY; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES OR OTHER CLAIMANTS; QUAIL'S RUN CONDOMINIUM ASSOCIATION OF ENGLEWOOD, INC.; A-A-A SCHWARTZ ROOFING INC. A/K/A SCHWARTZ ROOFING INC.; JOHN DOE AND JANE DOE AS UNKNOWN TENANTS IN POSSESSION, are Defendants.
KAREN E. RUSHING, the Clerk of Court shall sell to the highest bidder for cash at 9:00 a.m., will be held online at http://www.sarasota.realforeclose.com on the 13th day of January , 2012 the following described real property as set forth in said Final Summary Judgment, to wit:
UNIT 26204, QUAILS RUN CONDOMINIUM, PHASE XXVI, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM RECORDED IN OFFICIAL RECORDS BOOK 1684, PAGE 561 THROUGH 626, INCLUSIVE AND AS SHOWN ON PLAT PLAN IN CONDOMINIUM BOOK 22, PAGES 30 AND 30A, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk no later than 60 days after the sale. If you fail to file a claim you will not be entitled to any remaining funds. After 60 days, only the owner of record as of the date of the lis pendens may claim the surplus.
