NOTICE IS HEREBY GIVEN that, pursuant to the Uniform Final Judgment of Foreclosure entered on December 6, 2011, in the above-styled cause, in the Circuit Court of Pasco County, Florida, I, Clerk of the Circuit Court, will sell the following property, situated in Pasco County, Florida, and more particularly described as follows:
That portion of Tracts 28, 37, 44, ZEPHYRHILLS COLONY COMPANY LANDS, in Section 17, Township 26 South, Range 21 East, according to the Plat thereof, as recorded in Plat Book 2, Page 1, of the Public Records of Pasco County, Florida, described as follows:
COMMENCING at the Southwest corner of Tract 43 of said Plat of ZEPHYRHILLS COLONY COMPANY LANDS; run North 00º28'18” West, 19.29 feet to the Southeasterly right-of-way line of County Road 54; thence North 53º44'23” East and along the Southeasterly right-of-way line of County Road 54, 810.0 feet for a POINT OF BEGINNING; thence continue North 53º44'23” East, and along the Southeasterly right-of-way line of County Road 54, 419.09 feet; thence South 00º03'46” East, 402.73 feet; thence South 53º44'23” West, 106.25 feet; thence North 36º15'37” West 105.0 feet; thence South 53º44'23” West, 75.0 feet; thence North 36º15'37” West, 220.0 feet to the POINT OF BEGINNING.
The Clerk shall sell the property all at public sale, to the highest and best bidder, for cash, except as set forth hereinafter, at www.pasco.realforeclose.com on January 18, 2012 beginning at 11:00 a.m. and continuing thereafter, after having first given notice as required by Section 45.031, Florida Statues.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
