NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 14th day of November, 2011, and entered in Case No. 2009 CA 001753 NC, of the Circuit Court of the 12TH Judicial Circuit in and for Sarasota County, Florida, wherein CHASE HOME FINANCE, LLC is the Plaintiff and MARC TURNER; ARIELLE ON PALMER RANCH CONDOMINIUM ASSOCIATION, INC.; PALMER RANCH MASTER PROPERTY OWNERS ASSOCIATION, INC; DEANNA C. SAMNA; UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com at, 9:00 AM on the 13th day of January, 2012, the following described property as set forth in said Final Judgment, to wit:
UNIT 2304, BUILDING 23, PHASE 3, ARIELLE ON PALMER RANCH SECTION II, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM AS RECORDED IN OFFICIAL RECORDS INSTRUMENT NO. 2004219863, AS AMENDED BY AMENDMENT TO DECLARATION AS RECORDED IN OFFICIAL RECORDS INSTRUMENT NO. 2004226116, AS AMENDED BY AMENDMENT TO DECLARATION AS RECORDED IN OFFICIAL RECORDS INSTRUMENT NO. 2004233416, AS AMENDED BY AMENDMENT TO DECLARATION AS RECORDED IN OFFICIAL RECORDS INSTRUMENT NO. 2004237309, AS AMENDED BY AMENDMENT TO DECLARATION AS RECORDED IN OFFICIAL RECORDS INSTRUMENT NO. 2005010326, AS AMENDED BY AMENDMENT TO DECLARATION AS RECORDED IN OFFICIAL RECORDS INSTRUMENT NO. 2005010327, AS AMENDED BY AMENDMENT TO DECLARATION AS RECORDED I OFFICIAL RECORDS INSTRUMENT NO. 2005026553 AND ANY AMENDMENTS THEREOF, TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS APPURTENENT THERETO, ALL RECORDED IN THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
