NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 23rd day of June, 2011 and entered in Case No. 2009 CA 012433, of the Circuit Court of the 12TH Judicial Circuit in and for Manatee County, Florida, wherein SUNTRUST MORTGAGE, INC. is the Plaintiff and AMANDA PHONEMAGEDY, JOHN K TRAN, COVERED BRIDGE ESTATES COMMUNITY ASSOCIATION, INC., UNKNOWN SPOUSE OF AMANDA PHONEMAGEDY, UNKNOWN SPOUSE OF JOHN K TRAN and UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTYare defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.manatee.realforeclose.com in accordance with Chapter 45 at, 11:00 AM on the 26th day of July 2011 the following described property as set forth in said Final Judgment, to wit:
LOT 36 OF COVERED BRIDGE ESTATES PHASE 6C, 6D & 6E, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 43, PAGE 117 OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
