NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of foreclosure filed March 7, 2011, and entered in Case No. 36-2010-CA-054593 (H) of the Circuit Court of the 20th Judicial Circuit in and for Lee County, Florida, wherein WELLS FARGO BANK, N.A. is Plaintiff, and VICTOR S. SHIRIAEV, SR. and MARY E. SWARTZ are Defendants, I will sell to the highest and best bidder for cash, beginning at 9:00 AM at www.lee.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the August 15, 2011, the following described property as set forth in said Summary Final Judgment, to wit:
Lots 24 and 25, Block 571, Unit 11, CAPE CORAL, according to Plat thereof recorded in Plat Book 13, Pages 42-28, inclusive, of the Public Records of Lee County, Florida.
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
