NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated July 12, 2011, and entered in 2009-CA-009331-O of the Circuit Court of the NINTH Judicial Circuit in and for Orange County, Florida, wherein flagstar bank, fsb, is the Plaintiff and delma guavara, marvin tobar, unknown tenant #2 are the Defendant(s). Lydia Gardner as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at www.myorangeclerk.realforeclose.com, at 11:00 a.m. on August 16, 2011, the following described property as set forth in said Final Judgment, to wit:
lot 7, block 174, forest ridge, according to the plat thereof, as recorded in plat book 26, page 91, of the public records of orange county, florida.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
