NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed May 23, 2011, and entered in Case No. 2008 CA 000378, of the Circuit Court of the 12th Judicial Circuit in and for MANATEE County, Florida. GREENPOINT MORTGAGE FUNDING, INC. is Plaintiff and JOHN H. RAMSEY; UNKNOWN SPOUSE OF JOHN H RAMSEY IF ANY; JOHN DOE AND; JANE DOE AS UNKNOWN TENANTS IN POSSESSION; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES OR OTHER CLAIMANTS; MORTGAGE ELECTRONIC MORTGAGE REGISTRATION SYSTEMS, INC.; are defendants. COMMENCE AT THE NORTHWEST CORNER OF SECTION 1-, TOWNSHIP 37 SOUTH, RANGE 21 EAST, MANATEE COUNTY, FLORIDA; THENCE N 89°42'51” E, ALONG THE NORTH LINE OF SAID SECTION 10, A DISTANCE OF 2956.94 FEET TO INTERSECT THE WESTERLY MAINTAINED RIGHT-OF-WAY OF M.J. ROAD (WIDTH VARIES) AS RECORDED IN ROAD PLAT BOOK 8, PAGES 1 THROUGH 54 OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA (THE FOLLOWING TWO (2) CALLS ARE ALONG SAID WESTERLY MAINTAINED RIGHT-OF-WAY OF M.J. ROAD); THENCE S 14°45'20”W., A DISTANCE OF 620.48 FEET TO THE POINT OF BEGINNING;THENCE S 14°45'30” W, A DISTANCE OF 310.24 FEET; THENCE S 89°45'51” W, A DISTANCE OF 727.11 FEET; THENCE N 14°45'56” E, A DISTANCE OF 310.25 FEET; THENCE N. 89°42'51” E, A DISTANCE OF 727.05 FEET TO THE POINT OF BEGINNING.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with 60 days after the sale.
