NOTICE IS HEREBY GIVEN pursuant to a Uniform Final Judgment of Foreclosure dated March 21, 2011, setting the sale date as noticed herein, entered in the Captioned Matter of the Circuit Court of the Twelfth Judicial Circuit in and for Sarasota County, Florida, wherein SUNTRUST MORTGAGE, INC., is the Plaintiff and GARY HOSKINS, CYNTHIA HOSKINS, and THE FOUNDERS CLUB COMMUNITY ASSOCIATION, INC., are the Defendants, that I will sell to the highest and best bidder for cash at www.sarasota.realforeclose.com, or as soon as the sale may be had, in accordance with Section 45.031 of the Florida Statutes, on the 20th day of June 2011, at 9:00 a.m., the following described property:

PARCEL 1:
LOT T-13, FOUNDERS CLUB, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 44, PAGE 30, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
PARCEL 2:
UNIT NO. 213, HALEAKALA, “HOUSE OF THE SUN”, A CONDOMINIUM ACCORDING TO THE DECLARATION OF CONDOMINIUM RECORDED IN OFFICIAL RECORDS BOOK 1081, PAGE(S) 1244 THROUGH 1290, INCLUSIVE, ALL ATTACHMENTS AND AMENDMENTS THERETO AND ACCORDING TO THE CONDOMINIUM PLAT AT RECORDED IN CONDOMINIUM PLAT BOOK 8, PAGE(S) 41 THROUGH 41E, INCLUSIVE, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, TOGETHER WITH ALL UNDIVIDED INTEREST TO THE COMMON ELEMENTS AS STATED IN SAID DECLARATION OF CONDOMINIUM TO BE APPURTENANT TO THE ABOVE CONDOMINIUM UNIT.
RELEASE: PROVIDED THAT MORTGAGOR HAS FULLY COMPLIED WITH ALL MORTGAGORS OLBIATIONS HEREUNDER AND NO EVENT OF DEFAULT EXISTS UNDER THE TERMS HEREOF OR UNDER ANY COLLATERAL LOAN DOCUMENT EXECUTED IN CONNECTION HEREWITH, MORTGAGE AGREES THAT, AT SUCH TIME AS THE TOTAL PRINCIPAL INDEBTEDNESS SECURED BY THIS MORTGAGE HAS BEEN REDUCED TO $1,160,544.00, THE REAL PROPERTY DESCRIBED AS PARCEL 2 ABOVE SHALL BE RELEASED FROM THE LIEN AND ENCUMBRANCE OF THE MORTGAGE.
ANY PERSON CLAIMING AN INTEREST IN THE FUNDS REMAINING AFTER THE SALE, IF ANY, MUST FILE A CLAIM WITH THE CLERK NO LATER THAN 60 DAYS AFTER THIS SALE. IF YOU FAIL TO FILE A CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS.
