NOTICE IS HEREBY GIVEN that pursuant to the “Final Summary or Default Judgment on Verified Complaint,” and the “Order Granting Stearns Bank, N.A.'s Motion to Reschedule Foreclosure Sale,” entered in the above-styled action in the Twelfth Judicial Circuit Court, in and for Manatee County, Florida, the Clerk of Manatee County will sell the property situated in Manatee County, Florida, as described below at a Public Sale, to the highest bidder, for cash, online at www.manatee.realforeclose.com, on July 15, 2011, at 11:00 a.m.:
Commence at the Southeast corner of the Southwest ¼ of the Northwest ¼ of Section 11, Township 34 South, Range 18 East, Manatee County, Florida, said corner being 30 feet East and 25 feet South of the Southeast corner of Lot 23, Wellons Ranch Estates, Unit No. 1, according to the plat thereof recorded in Plat Book 11, Pages 40 and 41, of the Public Records of Manatee County, Florida; thence North along the East line of said Southwest ¼ of Northwest 1/4, a distance of 25 feet for the point of beginning, thence continue North, 561 feet; thence North 83° 47'30” west 438.47 feet to a point on the East Right-of-Way line of a graded road; thence South 00°17'42” West, along said right-of-way line 483.88 feet to the Northwest corner of Lot 21 of said Subdivision, thence Easterly along the North line of Lots 21, 22 and 23 of said Subdivision to the Northeast corner of said Lot 23, thence Southerly along the Easterly line of said Lot 23 a distance of 120 feet; thence Easterly along the North right-of-way line of Johnson Road, 30 feet to the Point of Beginning.
Also Lot 23, together with the East 15 feet of Lot 22, Wellons Ranch Estates, Unit No. 1, according to the plat thereof recorded in Plat Book 11, Pages 40 and 41, of the Public Records of Manatee County, Florida.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
