NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Mortgage Foreclosure dated June 10, 2011 and entered in Case No. 2010-CA-011003-O of the Circuit Court of the NINTH Judicial Circuit in and for ORANGE County, Florida wherein WELLS FARGO BANK, NA is the Plaintiff and helmut wohlgemuth; crystal wohlgemuth; any and all unknown parties claiming by, through, under, and against the herein named individual defendant(s) who are not known to be dead or alive, whether said unknown parties may claim an interest as spouses, heirs, devisees, grantees, or other claimants; north lawne villas homeowners association, inc.; are the Defendants, The Clerk, Lydia Gardner will sell to the highest and best bidder for cash at www. myorangeclerk.realforeclose.com at 11:00AM, on July 15, 2011, the following described property as set forth in said Final Judgment:
lot 26, north lawne villas, according to the plat thereof as recorded in plat book 15, page 26, of the public records of orange county, florida, less that part of lot 26, being more particularly described as follows;
begin at the northeast corner of said lot 26, run thence south 00 degrees, 00 minutes, 32 seconds east along the westerly right-of-way line of lawne villa court, 18.59 feet to the beginning of a curve concave to the east having a radius of 50.00 feet, a central angle of 07 degrees, 07 minutes, 55 seconds, a chord distance of 6.22 feet with a chord bearing of south 03 degrees, 34 minutes, 29.5 seconds east; thence along the arc of said curve, and said westerly right-of-way line 6.22 feet; thence south 81 degrees, 18 minutes, 28 seconds west, 148.95 feet; thence north 00 degrees, 00 minutes 32 seconds west along the west line of said lot 26, 43.89 feet to the northwest corner of said lot 26, thence north 88 degrees, 39 minutes, 58 seconds east along the north line of said lot 26, 146.90 feet to the point of beginning.
