NOTICE IS HEREBY GIVEN pursuant to an Order or Summary Final Judgment of foreclosure dated November 1, 2011, and entered in Case No. 09-11631 DIV H UCN: 292009CA011631XXXXXX of the Circuit Court in and for Hillsborough County, Florida, wherein CITIBANK N.A. AS TRUSTEE FOR THE MLMI TRUST SERIES 2006-HE5 is Plaintiff and KIM ELIZABETH RALSTON; LVNV FUNDING, LLC; STERLING RANCH MASTER ASSOCIATION, INC.; INDEPENDENCE RECEIVABLES CORPORATION; GICOLL, INC. D/B/A ALL AMERICAN AIR CONDITIONING AND APPLIANCE SERVICE; ARROW FINANCIAL SERVICES, LLC; Unknown Tenant No. 1; Unknown Tenant No. 2; and All Unknown Parties Claiming Interests By, Through, under or Against a Named Defendant to this Action, or Having or Claiming to Have Any Right, Title or Interest in the Property Herein Described, are Defendants, I will sell to the highest and best bidder for cash at 800 East Twiggs Street, Room 202, Tampa, FL 33602 at Hillsborough County, Florida, at 10:00 a.m. on the 15 day of December, 2011, the following described property as set forth in said Order or Final Judgment, to-wit:
LOT 12, BLOCK 2, STERLING RANCH UNIT 2, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 73, PAGE 39, Public Records of Hillsborough County, Florida.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
