NOTICE IS HEREBY GIVEN pursuant to a Final Default Judgment of Foreclosure dated 11/14/2011, and entered in Case No. 2011-CC-3589 of the County Court in and for Manatee County, Florida, wherein Mote Ranch Homeowners Association, Inc. is Plaintiff, and SUZANNE MCCOY and BENJAMIN MCCOY are Defendants, I will sell to the highest and best bidder for cash viat the internet a twww.manatee.realforeclose.com , the Clerk's website for on-line auctions, at 11:00 a.m., on the 16 day of December, 2011 the following described property as set forth in said Final Judgment, to wit:
Lot 41, MOTE RANCH, PHASE IV-C, according to the plat thereof, as recorded in Plat Book 35, Pages 141-145 of the Public Records of Manatee County, Florida; the street address of which is: 7012 Goldrush Lane, University Park, FL 34201.
A PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
