NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated the 30th day of August, 2011, and entered in Case No. 48-2010-CA-013946-O, of the Circuit Court of the 9TH Judicial Circuit in and for Orange County, Florida, wherein ONEWEST BANK, FSB is the Plaintiff and RAFAEL BARRIENTOS, INDYMAC BANK, F.S.B., CARMEN BARRIENTOS and UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The foreclosure sale is hereby scheduled to take place on-line on the 3rd day of October, 2011 at 11:00 a.m. at www.myorangeclerk.realforeclose.com. The Orange County Clerk of Court shall sell the property described to the highest bidder for cash after giving notice as required by section 45.031, Florida statutes, as set forth in said Final Judgment, to wit:

a parcel of land in lot 31, harbor heights phase ii, as recorded in plat book 11, pages 141-142 of the public records of orange county, florida, being more particularly described as follows:
begin at the northwest corner of said lot 31, harbor heights phase ii, as recorded in plat book 11, pages 141-142 of the public records of orange county, florida. thence southerly along the west line of said lot 31, south 07º23'04” west, 118.00 feet; thence southerly along a radial line, south 16º14'14” east, 26.40 feet to the point of intersection with a non-tangent curve concave southerly, having a radius of 85.00 feet. said curve also being the north right of way line of harbor heights circle; thence northeasterly to the right along said curve and right of way line, an arc distance of 32.53 feet through a central angle of 21º55'31”, to a point of intersection with a non-tangent line where a radial line bears north 05º04'03” east, 135.11 feet to the north line of said lot 31; thence westerly along said north line, north 82º36''56” west 41.37 feet to the point of beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
