NOTICE IS HEREBY GIVEN Pursuant to a Final Judgment of Foreclosure dated on or about August 8, 2011, 2011, entered in Civil Case No. 51-2010-CA-9121-WS of the Circuit Court of the Sixth Judicial Circuit in and for Pasco County, Florida, wherein U.S. Bank National Association, as Trustee of the Lehman Brothers Small Balance Commercial Mortgage Pass-Through Certificates, 2007-3, is plaintiff, and JCT Associates, Inc. and Penny I. Faure d/b/a Gold Mine Pawn, are the defendants.
Paula S. O'Neil, as Clerk of the Court, will sell to the highest bidder for cash, in an online sale at www.pascorealforeclose.com in accordance with § 45.031, Florida Statutes, on the 21st day of October, 2011, the following described property as set forth in said Final Judgment of Foreclosure, to wit
PARCEL E-2: A portion of Tract 39 of TAMPA-TARPON SPRINGS LAND COMPANY SUBDIVISION of Section 30, Township 26 South, Range 16 East, as shown on Plat recorded in Plat Book 1, Pages 68, 69 and 70, of the Public Records of Pasco County, Florida, being further described as follows:
Commence at the Northwest corner of the Southeast 1/4 of said Section 30; thence run along the North line of the Southeast 1/4 of said Section 30, North 89° 06' 06” East, a distance of 102.83 feet to the Easterly right-of-way line of State Road No. 55 Section 14030 (US Highway No. 19) as it is now established; thence run along said right-of-way line, South 01° 24' 23” West, a distance of 301.01 feet for a Point of Beginning; thence North 89° 06' 06” East, a distance of 176.14 feet; thence South 01° 24' 23” West, a distance of 62.00 feet; thence South 89° 06' 06” West, a distance of 176.14 feet; thence North 01° 24' 23” East, a distance of 62.00 feet to the Point of Beginning; the East 36.14 feet thereof being subject to an easement for ingress and egress.
