NOTICE IS HEREBY GIVEN pursuant to a Final Default Judgment of Foreclosure dated 9/20/2011, and entered in Case No. 2011-CC-1160 of the County Court in and for Manatee County, Florida, wherein BURGUNDY UNIT TWO ASSOCIATION, INC. is the Plaintiff, and JAMES MAGUFFIN; KAREN MAGUFFIN and UNKNOWN TENANT 1 now known as ALAN D. BERK are Defendants, I will sell to the highest and best bidder for cash via the at www.manatee.realforeclose.com, the Clerk's website for on-line auctions, at 11:00 a.m. on the 25 day of October, 2011 the following described property as set forth in said Final Judgment: to wit:
Apartment 437, Burgundy Unit Two, a Condominium in accordance with the Declaration of Condominium recorded in Official Records Book 962, Pages 347 through 398 inclusive, and plat thereof recorded in Condominium Book 9, Pages 181 through 186 inclusive, Public Records of Manatee County, Florida; the street address of which is: 203 46th Ave. Ter. W #437 Bradenton, FL 34207.
A PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
