NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure Including Award of Attorneys' Fees and Costs dated December 14, 2011, entered in Case No. 51-2009-CA-005324 WS of the Circuit Court of the SIXTH Judicial Circuit in and for Pasco County, Florida, wherein The Bank of New York Mellon fka The Bank of New York as Trustee For The Certificateholders of the CWALT, Inc., Alternative Loan Trust 2007-OA3 Mortgage Pass-Through Certificates, Series 2007-OA3 is the Plaintiff and Curtiss J. Carvalho; Michelle Carvalho, a/k/a Michelle J. Carvalho; Mortgage Electronic Registration Systems, Inc., as Nominee for America's Wholesale Lender; Unknown Tenant #1; Unknown Tenant #2 are the Defendants, that the Clerk of the Circuit Court will sell to the highest and best bidder for cash, at www.pasco.realforeclose.com, 11:00 A.M., on April 18, 2012, the following described property, as set forth in said Final Judgment of Foreclosure including Award of Attorneys' Fees and Costs, to-wit:
A PORTION OF TRACT 257, GOLDEN ACRES UNIT NINE, ACCORDING TO THE MAP OR PLAT THEREOF RECORDED IN PLAT BOOK 8, PAGES 125 AND 126 OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, BEING FURTHER DESCRIBED AS FOLLOWS: COMMENCE AT THE MOST NORTHERLY CORNER OF SAID TRACT 257; THENCE RUN ALONG THE NORTHWESTERLY BOUNDARY LINE OF SAID TRACT 257, A DISTANCE OF 10.50 FEET ALONG THE ARC OF A CURVE TO THE LEFT FOR A POINT OF BEGINNING; SAID CURVE HAVING A RADIUS OF 638.45 FEET AND A CHORD OF 10.50 FEET WHICH BEARS SOUTH 15 DEGREES 19' 03” WEST, THENCE SOUTH 77 DEGREES 07' 24” EAST, A DISTANCE OF 727.38 FEET TO THE SOUTHEASTERLY BOUNDARY LINE OF SAID TRACT 257; THENCE ALONG THE SOUTHEASTERLY BOUNDARY LINE OF SAID TRACT 257, SOUTH 56 DEGREES 40' 08” WEST, A DISTANCE OF 514.77 FEET TO THE MOST SOUTHERLY CORNER OF SAID TRACT 257; THENCE ALONG THE SOUTHWESTERLY BOUNDARY LINE OF SAID TRACT 257, NORTH 54 DEGREES 04' 04” WEST, A DISTANCE OF 421.11 FEET TO THE NORTHWESTERLY BOUNDARY LINE OF SAID TRACT 257; THENCE ALONG THE NORTHWESTERLY BOUNDARY LINE OF SAID TRACT 257, A DISTANCE OF 168.40 FEET ALONG THE ARC OF A CURVE TO THE LEFT, SAID CURVE HAVING A RADIUS OF 678.47 FEET AND A CHORD OF 167.97 FEET WHICH BEARS NORTH 18 DEGREES 24' 44” EAST; THENCE CONTINUE ALONG THE NORTHWESTERLY BOUNDARY LINE OF SAID TRACT 257, A DISTANCE OF 39.50 FEET ALONG THE ARC OF A CURVE TO THE RIGHT TO THE POINT OF BEGINNING, SAID CURVE HAVING A RADIUS OF 638.45 FEET AND A CHORD OF 39.49 FEET WHICH BEARS NORTH 13 DEGREES 04' 27” EAST.
