NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of foreclosure dated April 3, 2012, and entered in Case No. 51-2009-A-009090-XXXX-ES of the Circuit Court of the 6th Judicial Circuit in and for Pasco County, Florida, wherein WACHOVIA MORTGAGE FSB, n/k/a WELLS FARGO BANK, N.A., and CARLA B. WHALEY, CECIL H. WHALEY, SUNTRUST BANK, JOHN TENANT n/k/a CARL WHALEY and JANE TENANT n/k/a HEATHER WHALEY, are Defendants, the Clerk shall sell the property at public sale to the highest bidder for cash, except as set forth hereinafter, on May 16, 2012 at 11:00 a.m. at www.pasco.realforeclose.com in accordance with Chapter 45 Florida Statutes, the following described property as set forth in said Summary Final Judgment, to wit:

LEGAL DESCRIPTION
A Portion of Lot 39 of QUAIL HOLLOW ACREAGE, according to the map or plat thereof as recorded in Plat Book 11, Page 104, of the Public Records of Pasco County, Florida, being further described as follows: Commence at the Northwesterly most corner of Lot 39 for a Point of Beginning, said corner being the intersection point of the Northeasterly right-of-way line of Country Club Circle and the Southerly right-of-way line of Country Club Road; thence run due East along said South right-of-way line of Country Club Road, a distance of 196.37 feet; thence S. 35 deg. 26'05” E, a distance of 317.82 feet; thence S. 54 deg. 3'56”W., a distance of 160.00 feet to a point of intersection with the Northeasterly right-of-way line of Country Club Circle; thence N. 35 deg. 26'04” W, along said Northeasterly right-of-way line, a distance of 431.67 feet to the Point of Beginning.
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
