NOTICE IS HEREBY GIVEN pursuant to an Order of Final Judgment of Foreclosure dated July 27, 2012 entered in Civil Case No. 2010-CA-052662 of the Circuit Court of the 20th Judicial Circuit in and for Lee County, Florida, wherein Nationstar Mortgage LLC, Plaintiff and Arlene F. McCullough a/k/a Arlene F. St. Cyr are defendant(s), I will sell to the highest and best bidder for cash BEGINNING 9:00 A.M. AT WWW.LEE.REALFORECLOSE.COM IN ACCORDANCE WITH CHAPTER 45 FLORIDA STATUTES on August 29, 2012, the following described property as set forth in said Final Judgment, to-wit:
lots 21, 22, 23, and 24 block 27 of unit no. 4 leeland heights, section 32, township 44 south, range 27 east, lehigh acres, according to the plat thereof, as recorded in plat book 12, page 54, of the public records of lee county, florida.
less the following:
a tract or parcel of land lying in section 32, township 44 south, range 27 east, lee county, florida, beginning at the southeast corner of lot 21 of the recorded plat “a plat of blockS 23, 24, 25, 26, 27, 28, 29- unit no. 4 leeland heights” as recorded in plat book 12,page 54, lee county records, run S 89 degrees 05'03” w along the south line of said lot 21 for 60.52 feet to a point on a non-tangent curve; thence run northeasterly along the arc of said curve; to the left of radius 40.00 feet (delta 113 degrees 04' 27”) (chord bearing n 32 degrees 32'49” e) (chord 66.74 feet) for 78.94 feet to an intersection with the easterly line of said lot 21 and the westerly right-of-way line of lee boulevard; thence run s 23 degrees 59'25” E along said line for 60.52 feet to the point of beginning, being that land conveyed to lee county by deed, as recorded in official record book 3990, page 4418, of the public records of lee county, florida.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
