NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure dated August 1st, 2012, and entered in Case No. 51 2010 CA 7208 WS J3 of the Circuit Court of the 6th Judicial Circuit in and for Pasco County, Florida, wherein U.S. Bank National Association, as Indenture Trustee for the registered holders of Aegis Asset Backed Securities Trust 2005-1, Mortgage Backed Notes, is Plaintiff, and Kevin Ardoin a/k/a Kevin D. Ardoin, Phillippa S. Ardoin, Navy Federal Credit Union, Fairway Springs Homeowners Association, Inc., Unknown Tenant #1, and Unknown Tenant #2, are Defendants, I will sell to the highest and best bidder for cash via online auction at www.pasco.realforeclose.com at 11:00 A.M. on the 19th day of September, 2012 the following described property as set forth in said Summary Final Judgment, to wit:
Lot 66, Fairway Springs, Unit 5, according to the map or plat thereof, as recorded in Plat Book 23, Page 31 through 34, of the Public Records of Pasco County, Florida.
Street Address: 3803 Sarazen Drive, New Port Richey, FL 34655
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
