NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 25th day of July, 2012, and entered in Case No. 512011CA4562ES/J4, of the Circuit Court of the 6TH Judicial Circuit in and for Pasco Count, Florida, wherein NATIONSTAR MORTGAGE, LLC is the Plaintiff and ALISA A. RESSLER-PACHELLA; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INCORPORATED AS NOMINEE FOR SUNTRUST MORTGAGE, INC.; SUNCOAST CROSSINGS MASTER ASSOCIATION, INC.; TUSCANO AT SUNCOAST CROSSINGS CONDOMINIUM ASSOCIATION, IN.; JOHN PACHELLA; UNKNOWN TENANT (S); IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of the Court shall sell to the highest and best bidder for cash, on the 12th day of September, 2012, at 11:00 AM om Pasco County's Public Auction website: www.pasco.realforeclose.com, pursuant to judgment or order of the Court, in accordance with Chapter 45, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
UNIT 306, BUILDING 4, TUSCANO AT SUNCOAST CROSSINGS, A CONDOMINIUM, ACORDING TO THE DECLARATION OF CONDOMINIUM RECORDED IN OFFICIAL RECORDS BOOK 6873, PAGE 568, AS AMENDED IN OFFICIAL RECORDS BOOK 7124, PAGE 629, AND CONDOMINIUM PLAT BOOK 6, PAGE 107, AND AMENDED IN CONDOMINIUM PLAT BOOK 6, PAGE 131, AND ANY AMENDMENTS MADE THERETO, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA. TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS APPURTENANT THERETO.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
