NOTICE OF SALE IS HEREBY GIVEN pursuant to an Order Rescheduling Foreclosure Sale dated August 21st, 2012 and a Summary Final Judgment of Foreclosure dated December 17 , 2003, and entered in Case No. 52 2003 CA 008306 XX CICI of the Circuit Court of the 6th Judicial Circuit in and for Pinellas County, Florida, wherein US BANK NATIONAL ASSOCIATION, AS TRUSTEE, ON BEHALF OF REGISTERED HOLDERS OF THE ABFC ASSET-BACKED CERTIFICATES, SERIES 2002-NC1, is Plaintiff and JEFFREY A. DEMAURO; PENNY L. DEMAURO; UNKNOWN TENANT NO. 1; UNKNOWN TENANT NO. 2; and ALL UNKNOWN PARTIES CLAIMING INTERESTS BY, THROUGH, UNDER OR AGAINST A NAMED DEFENDANT TO THIS ACTION, OR HAVING OR CLAIMING TO HAVE ANY RIGHT, TITLE OR INTEREST IN THE PROPERTY HEREIN DESCRIBED, are Defendants, I will sell to the highest and best bidder for cash via an online auction at www.pinellas.realforeclose.com at 10:00 A.M. on the 27th of September 2012, the following described property as set forth in said Summary Final Judgment, to wit:
FROM THE SOUTHWEST CORNER OF TACT A, ORANGE HILL HOMES-FIRST ADDITION, AS RECORDED IN PLAT BOOK 32, PAGES 59-60, PINELLAS COUNTY RECORDS; THENCE SOUTH 89 DEGREES 10'19” EAST 60.00 FEET FOR A POINT OF BEGINNING THENCE NORTH 00 DEGREES 49'41” EAST, 105.08 FEET; THENCE SOUTH 89 DEGREES 56'15” EAST, 26.03 FEET TO THE INTERSECTION WITH A CURVE WITH RADIUS 40.00 FEET ARE 56.42 FEET CHORD SOUTH 53 DEGREES 24'34” EAST, 51.86 FEET; THENCE SOUTH 00 DEGREES 30'54” EAST, 76.77 FEET THENCE NORTH 89 DEGREES 10'19” WEST, 70.00 FEET TO THE POINT OF BEGINNING.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
