NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated July 31, 2012, and entered in 522008CA008563XXCICI 19 of the Circuit Court of the Sixth Judicial Circuit in and for Pinellas County, Florida, wherein THE BANK OF NEW YORK AS TRUSTEE FOR THE BENEFIT OF THE ALTERNATIVE LOAN TRUST 2007-OA3 MORTGAGE PASS THROUGH CERTIFICATES, SERIES 2007-OA3, is the Plaintiff and BE NGUYEN; UNKNOWN SPOUSE OF BE NGUYEN; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. are the Defendant(s). Ken Burke as the Clerk of the Circuit Court will sell to the highest and best bidder for cash www.pinellas.realforeclose.com, at 10:00 AM on September 20, 2012, the following described property as set forth in said Final Judgment, to wit:
COMMENCEMENT AT THE SOUTHWEST CORNER OF LOT 30, WILLIAMSDALE SQUARE 1ST ADDITION, PLAT BOOK 61, PAGE 52, OF THE PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA; THENCE BEARING NORTH 14º 55' 00” WEST, A DISTANCE OF 305.72 FEET TO A POINT OF BEGINNING; THENCE BEARING SOUTH 75º 05' 00' WEST, A DISTANCE OF 170.79 FEET TO A POINT; SAID POINT BEING THE BEGINNING OF A CURVE CONCAVE WESTERLY, AND HAVING A RADIUS OF 1519.77 FEET, RADIUS BEARS AT SAID POINT SOUTH 85º 33' 17” WEST; THENCE A DISTANCE OF 60.81 FEET ALONG THE ARC OF SAID CURVE THROUGH A CENTRAL ANGLE OF 02º 17' 33” TO A POINT, RADIUS BEARS AT SAID POINT NORTH 83º 15' 45” EAST; THENCE BEARING NORTH 75º 05' 00” EAST, A DISTANCE OF 160.94 FEET TO A POINT; THENCE BEARING SOUTH 14º 55' 00” EAST, A DISTANCE OF 60.00 FEET TO A POINT, THE POINT OF BEGINNING.
