NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated AUGUST 29, 2012, and entered in 2012CA001813 of the Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF THE CWABS INC., ASSET-BACKED CERTIFICATES, SERIES 2007-6, is the Plaintiff and JAMES A. FEILER A/K/A JAMES FEILER; KIMBERLY R. FEILER A/K/A KIMBERLY FEILER; UNKNOWN TENANT #1; UNKNOWN TENANT #2 are the Defendant(s). R.B. Shore III as the Clerk of the Circuit Court will sell to the highest and best bidder for cash www.manatee.realforeclose.com, at 11:00 AM on JANUARY 2, 2013, the following described property as set forth in said Final Judgment, to wit:

SUBJECT TO AN EASEMENT FOR INGRESS, EGRESS AND UTILITIES OVER THE WEST 20 FEET THEREOF AS DESCRIBED IN INSTRUMENT RECORDED IN OFFICIAL RECORDS BOOK 1614, PAGE 2929, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
