NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of foreclosure dated November 26, 2012, and entered in Case No. 2009-CA-039365-O of the Circuit Court of the NINTH Judicial Circuit in and for ORANGE COUNTY, Florida, wherein JPMORGAN CHASE BANK, NATIONAL ASSOCIATION, is Plaintiff, and TREVOR BALTZ, et al are Defendants, the clerk will sell to the highest and best bidder for cash, beginning at 11:00 AM at www.myOrangeClerk.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 28 day of January, 2013, the following described property as set forth in said Summary Final Judgment, to wit:
Lots 2 and 3, Block A, LAKE SHORES ESTATES, according to the plat thereof, as recorded in Plat Book Q, Page 89, of the Public Records of Orange County, Florida, and Commence at the Southeasterly corner of Lot 1, Block A, LAKE SHORES ESTATES, according to the Plat thereof, as recorded in Plat Book Q, Page 89, of the Public Records of Orange County, Florida; run Northwesterly along the Southerly lot line of said Lot 1, to the Southwesterly corner of said Lot 1, run Northeasterly along the Westerly lot line of said Lot 1, a distance of 5.03 feet to a point; thence run Southeasterly along a line parallel to and 5 feet distant from the Southerly lot line of said Lot 1, to a point on the Easterly lot line of said Lot 1; said point being 5 feet Northerly of the Southeasterly corner of said Lot 1; thence run Southerly along the Easterly lot line of said Lot 1 to the Southeasterly corner of said Lot 1 and the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within sixty (60) days after the sale.
