NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 31st day of August, 2012, and entered in Case No. 2008 CA 011250, of the Circuit Court of the 12TH Judicial Circuit in and for Manatee County, Florida, wherein CHASE HOME FINANCE, LLC. is the Plaintiff and VICTOR E. SOSA A/K/A VICTOR E. SOSA JR; NATIONAL CITY BANK; MARITZA G. SOSA; UNKNOWN TENANT (S); IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.manatee.realforeclose.com in accordance with Chapter 45 at, 11:00 AM on the 3rd day of January, 2013, the following described property as set forth in said Final Judgment, to wit:

The North 35.20 feet of Lot 12, Block 17, WHITFIELD ESTATES, according to the plat thereof recorded in Plat book 4, Page 23, of the Public Records of Manatee County, Florida, AND Lot 11, Block 17, WHITFIELD ESTATES, according to the plat thereof recorded in Plat Book 4, Page 23, of the Public Records of Manatee County, Florida, LESS and except the following described parcel: Begin at the Southeasterly corner of Lot 10 and run N 42 Ëš 04'50” E, along the Easterly line of Lot 10, a distance of 156.00 feet to the Northeasterly corner of said Lot 10; thence run S 44 Ëš 55'58” E, along the Northerly line of Lot 11, a distance of 0.91 feet; thence run S 38 Ëš 09'16” W, a distance of 99.03 feet; thence run S 24 Ëš 12'54” W, a distance of 25.51 feet; thence run S 42 Ëš 06'33” W, a distance of 33.00 to the Southerly lot line of Lot 11; thence run N 47 Ëš 24'09” W, along said Southerly line of Lot 11 to the Point of Beginning. Lying and being in Section 26, Township 35 South, Range 17 East, Manatee County, Florida.
TOGETHER WITH an Ingress and egress easement over and across the property more particularly described as follows: Begin at the Southeasterly corner of Lot 10 and run N 42 Ëš 04'50” E, along the Easterly line of Lot 10, a distance of 156.00 feet to the Northeasterly corner of said Lot 10; thence run S 44 Ëš 55'58” E, along the Northerly line of Lot 11, a distance of 0.91 feet; thence run S 38 Ëš09'16” W, a distance of 99.03 feet; thence run S 24 Ëš 12'54” W, a distance of 25.51 feet; thence run S 42 Ëš 06'33” W, a distance of 33.00 feet to the Southerly lot line of Lot 11; thence run N 47 Ëš24'09” W, along said Southerly line of Lot 11 to the Point of Beginning. ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
