NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed December 3, 2012, and entered in Case No. 2011 CA 005788 O, of the Circuit Court of the 9th Judicial Circuit in and for ORANGE County, Florida. DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE OF THE INDYMAC INDX MORTGAGE LOAN TRUST 2005-AR31, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2005-AR31 UNDER THE POOLING AND SERVICING AGREEMENT DATED NOVEMBER 1, 2005 is Plaintiff and JENNY VALENTIN-REYES; UNKNOWN SPOUSE OF JENNY VALENTIN-REYES; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; CLARION OAKS HOMEOWNER'S ASSOCIATION, INC.; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR HOME LOAN CORPORATION OF TEXAS DBA EXPANDED MORTGAGE CREDIT; are defendants. The office of Lydia Gardner, The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at: www.myorangeclerk.realforeclosure.com, at 11:00 a.m., on the 14th day of January, 2013, the following described property as set forth in said Final Judgment, to wit:
LOT 53, CLARION OAKS, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 25, PAGES 123 AND 124 OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with 60 days after the sale.
