NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated December 6, 2012, and entered in Case No. 11-CC-001021 of the COUNTY COURT OF THE TWELFTH JUDICIAL CIRCUIT in and for Manatee County, Florida, wherein PARKWAY VILLAS CONDOMINIUM ASSOCIATION, INC. is Plaintiff, and UNKNOWN HEIRS, BENEFICIARIES, DEVISEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES, AND ALL OTHERS WHO MAY CLAIM AN INTEREST IN THE ESTATE OF MARGA O. ROSENWINKEL A/K/A MARGA KULIS; ERIK ROSENWINKEL and STEVEN ROSENWINKEL are Defendants, I will sell to the highest and best bidder for cash, via the internet at www.manatee.realforeclose.com , the Clerk's website for online auctions, at 11:00 AM, on the 8 day of January, 2013 the following described property as set forth in said Final Judgment, to wit:
Villa No. 41, of the Plat of PARKWAY VILLAS CONDOMINIUM, UNIT 2, a condominium according to the Declaration of Condominium recorded in O.R.. Book 488, Pages 686; and any amendments thereto, together with an undivided share in the common elements appurtenant thereto, in accordance with and subject to the terms, conditions, covenants, easements, restrictions, and other provisions of that certain Declaration of Condominium; and according to the plat thereof, as recorded in Condominium Plat Book 2, Pages 55, 56, 57 and 58; and any amendments thereto; Public Records of Manatee County, Florida; the street address of which is: 6103 Coral Way, Bradenton, FL 34207.
A PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN SIXTY (60) DAYS AFTER THE SALE.
