NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated DECEMBER 3, 2012, and entered in Case No. 2012 CA 003083 NC of the Circuit Court of the Twelfth Judicial Circuit in and for Sarasota County, Florida, wherein THE BANK OF NEW YORK MELLON F/K/A THE BANK OF NEW YORK, AS TRUSTEE FOR THE HOLDERS OF THE CERTIFICATES, FIRST HORIZON MORTGAGE PASS-THROUGH CERTIFICATES SERIES FHAMS 2006-AA6, BY FIRST HORIZON HOME LOANS, A DIVISION OF FIRST TENNESSEE BANK NATIONAL ASSOCIATION, MASTER SERVICER, IN ITS CAPACITY AS AGENT FOR THE TRUSTEE UNDER THE POOLING AND SERVICING AGREEMENT, is the Plaintiff and DENIS P. LANOUE, AS TRUSTEE UNDER THE PROVISIONS OF A CERTAIN TRUST AGREEMENT DATED THE 15TH DAY OF DECEMBER, 2005, KNOWN AS TRUST NUMBER #SO-1; LYNN D. BEATTIE-LANOUE, AS TRUSTEE UNDER THE PROVISIONS OF A CERTAIN TRUST AGREEMENT DATED THE 15TH DAY OF DECEMBER, 2005, KNOWN AS TRUST NUMBER #SO-1; DENIS P. LANOUE A/K/A DENIS LANOUE; LYNN D. BEATTIE-LANOUE A/K/A LYNN BEATTIE-LANOUE A/K/A LYNN D. BEATTIE A/K/A LYNN BEATTIE; SILVER OAK NEIGHBORHOOD ASSOCIATION, INC.; PALMER RANCH MASTER PROPERTY OWNERS ASSOCIATION, INC.; THE UNKNOWN BENEFICIARIES OF THAT CERTAIN TRUST AGREEMENT DATED THE 15TH DAY OF DECEMBER, 2005, KNOWN AS TRUST NUMBER #SO-1; IBERIABANK; UNKNOWN TENANT(S) are the Defendant(s). Karen Rushing as the Clerk of the Circuit Court will sell to the highest and best bidder for cash on-line at www.sarasota.realforeclose.com, at 09:00 AM on JANUARY 11, 2013, the following described property as set forth in said Final Judgment, to wit:
LOT 177, SILVER OAK, UNIT 3, AS PER PLAT THEREOF, RECORDED IN PLAT BOOK 43, PAGE 18, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
