NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment of Foreclosure dated January 10, 2012, entered in Civil Case No.: 51-2009-CA-005809-XXXX-ES of the Circuit Court of the Sixth Judicial Circuit in and for Pasco County, Florida, wherein CITIBANK N.A., AS TRUSTEE ON BEHALF OF THE HOLDERS OF BEAR STEARNS ALT-A TRUST II, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-1, Plaintiff, and RICHARD E. HOPE, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., ACTING SOLELY AS NOMINEE FOR COUNTRYWIDE HOME LOANS, INC., are Defendants.
PAULA S. O'NEIL, The Clerk of the Circuit Court, will sell to the highest bidder for cash, www.pasco.realforeclose.com,, at 11:00 AM, on the 22nd day of February, 2012, the following described real property as set forth in said Final Summary Judgment, to wit:
A PORTION OF THE N 1/2 OF THE NW 1/4 OF NW 1/4 OF SECTION 28, TOWNSHIP 24 SOUTH, RANGE 20 EAST, PASCO COUNTY, FLORIDA, BEING FURTHER DESCRIBED AS FOLLOWS: COMMENCE AT THE NE CORNER OF THE NW 1/4 OF THE NW 1/4 OF SECTION 28, TOWNSHIP 24 SOUTH, RANGE 20 EAST, PASCO COUNTY, FLORIDA, THENCE ALONG THE EAST LINE OF SAID NW 1/4 OF THE NW 1/4 S 00º16'36” E, 38.5 FEET TO THE SOUTHERLY RIGHT OF WAY LINE OF COUNTY ROAD 578 AND FOR POINT OF BEGINNING; THENCE CONTINUE ALONG SAID LINE S 00º16'36” E, 327.54 FEET, THENCE N 89º47'42” W, 1015.36 FEET TO THE EAST RIGHT OF WAY LINE OF INTERSTATE 75, THENCE ALONG SAID RIGHT OF WAY LINE, N 00º42'44” E, 278.17 FEET TO THE SOUTH RIGHT OF WAY LINE OF COUNTY ROAD 578, THENCE ALONG SAID RIGHT OF WAY LINE THE FOLLOWING FOUR COURSES: (1) S 89º05'45” E, 201.24 FEET; (2) S 89º54'38” E, 149.77 FEET; (3) N 81º57'42” E, 353.96 FEET; (4) S 89º56'18” E, 308.85 FEET TO THE POINT OF BEGINNING.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk no later than 60 days after the sale. If you fail to file a claim you will not be entitled to any remaining funds. After 60 days, only the owner of record as of the date of the lis pendens may claim the surplus.
