NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 18th day of January, 2012, and entered in Case No. 52-2009-CA-016285, of the Circuit Court of the 6TH Judicial Circuit in and for Pinellas County, Florida, wherein SUNTRUST MORTGAGE, INC. is the Plaintiff and SCOTT RAMAGLIA; CRITICAL SYSTEM SOLUTIONS, LLC; PNEUMATIC CONCRETE CO. INC.; RAUL F. ALBO SR.; SUN ISLAND ASSOCIATION INC.; TIDWELLS' URETHANE FOAM SERVICE INC.; ROSE MARIE ROBINSON; UNKNOWN TENANT (S); IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 1st day of March, 2012, at 10:00 AM on Pinellas County's Public Auction website: www.pinellas.realforeclose.com in accordance with chapter 45, the following described property as set forth in said Final Judgment, to wit:
UNIT 305, BAY ISLAND GROUP NO. 13, A CONDOMINIUM, ACCORDING TO THE PLAT THEREOF AS RECORDED IN CONDOMINIUM PLAT BOOK 25, PAGES 116 THROUGH 120, INCLUSIVE, AND FURHTER DESCRIBED IN THAT CERTAIN DECLARATION OF CONDOMINIUM FILED MAY 13, 1971 IN OFFICIAL RECORDS BOOK 3540, PAGES 677 THROUGH 806, AND AMENDMENT ADDING GROUP NO. 13 RECORDED IN OFFICIAL RECORDS BOOK 4595, PAGES 767 THROUGH 779 AND ANY AND ALL AMENDMENTS THERETO, ALL OF THE PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA, TOGETHER WITH AN UNDIVIDED SHARE IN THE COMMON ELEMENTS THERETO.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
