NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Mortgage Foreclosure dated January 30, 2012 and entered in Case No. 41-2010-CA-009303 of the Circuit Court of the TWELFTH Judicial Circuit in and for MANATEE County, Florida wherein SUN WEST MORTGAGE COMPANY, INC. is the Plaintiff and THE UNKNOWN HEIRS, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES, OR OTHER CLAIMANTS CLAIMING BY, THROUGH, UNDER, OR AGAINST, PHILIP RUDNICK, DECEASED; JAYNE SOTOMAYOR, AS AN HEIR OF THE ESTATE OF PHILIP RUDNICK, DECEASED; JEFFREY C. SIMON A/K/A JEFFREY CHARLES SIMON, AS AN HEIR OF THE ESTATE OF PHILIP RUDNICK, DECEASED; NORMAN SIMON, AS AN HEIR OF THE ESTATE OF PHILIP RUDNICK, DECEASED; ADA RUDNICK, AS AN HEIR OF THE ESTATE OF PHILIP RUDNICK, DECEASED; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSE, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS; UNITED STATES OF AMERICA ON BEHALF OF U.S. DEPARTMENT OF HOUSING AND URBAN DEVELOPMENT; MOUNT VERNON CONDOMINIUM ASSOCIATION, INC.; are the Defendants, The Clerk will sell to the highest and best bidder for cash at on the Internet at: www.manatee.realforeclose.com at MERGEFIELD PRIVATE MERGEFIELD PRIVATE 11:00AM, on the 1 day of March, 2012, the following described property as set forth in said Final Judgment:
UNIT 4845, ON INDEPENDENCE DRIVE OF MOUNT VERNON, A CONDOMINIUM, UNDER THE DECLARATION OF CONDOMINIUM RECORDED IN OFFICIAL RECORDS BOOK 768 PAGE 49 AND AS AMENDED THERETO, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA AND ALL RECORDED AMENDMENTS THERETO, AND THE SURVEY OF PROPOSED MOUNT VERNON 3 RECORDED IN CONDOMINIUM BOOK 8, PAGE 38, OF SAID RECORDS; TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS APPURTENANT THERETO AS SET FORTH IN SAID DECLARATION
