NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed January 18, 2012, and entered in Case No. 2010 CA 006216, of the Circuit Court of the 12th Judicial Circuit in and for MANATEE County, Florida. U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE FOR TBW MORTGAGE-BACKED TRUST SERIES 2006-5, MORTGAGE-BACKED PASS-THROUGH CERTIFICATES, SERIES 2006-5 is Plaintiff and BARRY H. LOGAN; MARGARET E. LOGAN; GERALD HOBBY; ROBYN HOBBY; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; are defendants. The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at: www.manatee.realforeclose.com, at 11:00 a.m., on the 28 day of March, 2012, the following described property as set forth in said Final Judgment, to wit:
Parcel 1: Commence at a point in the South line and 640.60 feet East of the Southwest corner of Section 26, Township 33 South, Range 17 East, Manatee County, Florida; thence S 00° 56” E, parallel to the West line of Section 35, Township 33 South, Range 17 East, a distance of 66.46 feet to the point of beginning; thence continue S 00' 56”E, a distance of 291.00 feet; thence N 89° 19' 36” E, a distance of 150.00 feet; thence N 00° 56” W, a distance of 291.00 feet; thence S 89° 19' 36” W, a distance of 150.00 feet to the point of beginning, also: A 30 foot easement for ingress and egress described as follows: Begin at a point in the South line of 640.60 feet East of the Southwest corner of Section 26, Township 33 South, Range 17 East; thence N 00° 56” W, parallel to the West line of Section 26, a distance of 1297.09 feet to a point on the South monumented right of way line 69th Street West (Hubbard Lane), thence N 89° 19' 36” E along said right of way line, a distance of 30.00 feet; thence S 00° 56” E, a distance of 1363.55 feet; thence S 89° 19' 36” W, a distance of 30.00 feet; thence N 00° 56” W, a distance of 66.46 feet to the point of beginning.
Parcel2: A Parcel of land in Section 35, Township 33 South, Range 17 East, Manatee County, Florida being described as follows: Commence at a point in the South line and 640.60 feet East of the Southwest corner of Section 26, Township 33 South, Range 17 East, Manatee County, Florida, Thence S 00° 56' 00” East, 50.46 feet for a Point of Beginning; Thence continue South 00° 56' 00” East, 16.00 feet; Thence North 89° 19' 36” East, 150.00 feet; Thence South 00° 56' 00” East, 291 feet; Thence North 89° 19' 36” East, 135.00 feet; Thence North 00° 56' 00” West, 307.00 feet; Thence South 89° 19' 36” West, 285.00 feet to the Point of Beginning. Subject to an easement for ingress and egress over the West 30 feet of the above described property.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with 60 days after the sale.
