NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of foreclosure dated December 14, 2011, and entered in Case No. 51-2009-CA-007954WS (J3) of the Circuit Court of the 6th Judicial Circuit in and for Pasco County, Florida, wherein WACHOVIA MORTGAGE, FSB n/k/a WELLS FARGO BANK, N.A., and THOMAS C. MCMAHEL and WANDA J. MCMAHEL are Defendants, the Clerk shall sell the property at public sale to the highest bidder for cash, except as set forth hereinafter on January 30, 2012 at 11:00 a.m. at www.pasco.realforeclose.com in accordance with Chapter 45 Florida Statutes, the following described property as set forth in said Summary Final Judgment, to wit:

The South 15.00 feet of Lot 3, BEAR CREEK SUBDIVISION, UNIT ONE, as shown on plat recorded in Plat Book 18, Pages 110, 111 and 112 of the public records of Pasco County, Florida, and a portion of Section 11, Township 25 South, Range 16 East, Pasco County, Florida, being more particularly described as follows:
Commence at the Northwest corner of Lot 3; thence run South 00°38'45” East, 65.00 feet along the West boundary line of said Lot 3, to the point of Beginning; thence North 89°21'15” East, 85.00 feet; thence South 00°38'45” East, 65.00 feet along the West right-of-way line of Nature Boulevard as now established; thence South 89°21'15” West, 85.00 feet along North boundary line of Lot 4 of said BEAR CREEK SUBDIVISION, UNIT ONE; thence North 00°38'45” West, 65.00 feet to the POINT OF BEGINNING.
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
