NOTICE IS HEREBY GIVEN pursuant to an Order or Summary Final Judgment of foreclosure dated December 22, 2011, and entered in Case No. 11-3938 DIV I UCN: 292011CA003938XXXXXX of the Circuit Court in and for Hillsborough County, Florida, wherein FEDERAL NATIONAL MORTGAGE ASSOCIATION is Plaintiff and GRAHAM SCHMIDT; HARBOUR PLACE CITY HOMES CONDOMINIUM ASSOCIATION, INC.; Unknown Tenant No. 1; Unknown Tenant No. 2; and All Unknown Parties Claiming Interests By, Through, under or Against a Named Defendant to this Action, or Having or Claiming to Have Any Right, Title or Interest in the Property Herein Described, are Defendants, I will sell to the highest and best bidder for cash at 800 East Twiggs Street, Room 202, Tampa, FL 33602 at Hillsborough County, Florida, at 2:00 p.m. on the 2 day of February, 2012, the following described property as set forth in said Order or Final Judgment, to-wit:
CONDOMINIUM UNIT 2324, HARBOUR PLACE CITY HOMES, A CONDOMINIUM, TOGETHER WITH THE APPURTENANCES THERETO, ACCORDING TO THE DECLARATION OF CONDOMINIUM THEREOF RECORDED IN OFFICIAL RECORDS BOOK 16306, PAGE 1026, AS AMENDED FROM TIME TO TIME, AND FURTHER DESCRIBED IN CONDOMINIUM PLAT BOOK 20, PAGE 298, AND ALSO TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS APPURTENANT THERETO, ALL OF THE PUBLIC RECORDS OF HILLSBOROUGH COUNTY, FLORIDA.
TOGETHER WITH: NON-EXCLUSIVE EASEMENT FOR INGRESS AND EGRESS IN, TO AND OVER, AND THE USE OF COMMON PROPERTIES AND FOR VEHICULAR TRAFFIC OVER ALL PRIVATE STREETS AND BRIDGES WITH THE COMMON PROPERTIES CREATED IN THE DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS RECORDED IN OFFICIAL RECORD BOOK 4606, PAGE 1182, AFORESAID PUBLIC RECORDS, AND ALL AND ANY AMENDMENTS AND/OR SUPPLEMENTS THERETO.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
