NOTICE IS HEREBY GIVEN that pursuant to the Final Summary Judgment of Foreclosure entered in the above styled action on January 4, 2012, the property described in the attached Exhibit “A” will be sold by the clerk of this court at public sale, at 11:00 a.m. on February 16, 2012, to the highest bidder or bidders, for cash, on-line at www.myorangeclerk.realforeclose.com in accordance with Florida Statutes section 45.031.

VIEHMAN SUBDIVISION, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK U, PAGE 149, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA AND BEING AT THE SOUTHWEST CORNER OF LOT 7, J.M. VIEHMAN SUBDIVISION, PLAT BOOK U, PAGE 149 RUNNING EAST 56.29 FEET, SOUTH 67.6 FEET, WEST 56.47 FEET, TO EAST RIGHT OF WAY WOODS STREET, NORTH 67.6 FEET TO THE POINT OF BEGINNING. BEING PART OF LOT 9, ORLANDO FARM AND TRUCK COMPANY'S SUBDIVISION, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK D, PAGE 45, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA (HEREAFTER, THE “LAND”).
Together with:
(a) All of the estate, title and interest of Mortgagor, in law or equity, of, in and to such Land and the buildings and improvements now existing, being constructed, or hereafter constructed or placed thereon, all of the rights, privileges, licenses, easements and appurtenances belonging to such Land (including all heretofore or hereafter vacated streets or alleys which are about such Land),
(b) All of the easements, rights of way, privileges, liberties, hereditaments, gores, streets, alleys, passages, ways, waters, watercourses, rights and appurtenances thereunto belonging or appertaining, and all of the Mortgagor's estate, right, title, interest, claim and demand therein and in the public streets and ways adjacent thereto, either in law or in equity, and
(c) All fixtures of every kind whatsoever located in or on, or attached to, and used or intended to be used in connection with or with the operation of such Land, buildings, structures or other improvements thereon or in connection with any construction now or to be conducted or which may be conducted thereon, together with all building materials and equipment now or hereafter delivered to such Land and intended to be installed therein; and all extensions, additions, improvements, betterments, renewals, substitutions and replacements to any of the foregoing, and the proceeds of any of the foregoing (all of the foregoing, including the Land being hereinafter collectively called the Mortgaged Property”).
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with the Clerk within 60 days after the sale.
