NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of foreclosure dated December 7, 2011 and entered in Case No. 10-016437-CI-7 of the Circuit Court of the 6th Judicial Circuit in and for Pinellas County, Florida, wherein MADEIRA JOINT VENTURE is Plaintiff and RANDAL P. GUNNING, individually; RANDAL P. GUNNING AS TRUSTEE OF LAND TRUST NUMBER 101 DATED MAY 24, 1999; CHRIS MARKOS, an individual; BARBARA RONING, an individual, CAROL MATHEWS and DAVE MATHEWS and CHECKERBOARD REALTY, INC.; G9 TECH, INC. D/B/A TAMPA EMPIRE COMPUTER CONSULTING; LATZO INDUSTRIES, INC. AND LATZO INDUSTRIES, INC. D/B/A LATZO LEGAL ASSISTING; CYPRESS FALLS, LLC; DRS HOME

Beginning at the Southwesterly corner of Lot 16, Tract 2, MADEIRA BEACH VISTA, running thence Northeasterly along the Northwesterly line of said Lot 16 and the Northwesterly line of Lot 145, NORTH MADEIRA SHORES, to East First Street, a distance of 100 feet, thence run Southwesterly and parallel to first line above described a distance of 200 feet to the Northerly boundary of Gulf Boulevard; Thence Southeasterly along the Northerly line of Gulf Boulevard to the point of beginning, said lands fronting on East First Street and lying wholly within Government Lot 2, Section 9, Township 31 South, Range 15 East, Pinellas County, Florida, LESS that certain road right-of-way taken by the Department of Transportation in that certain deed dated April 23, 1976 and recorded April 23, 1976 in O.R. Book, 4403, Page 1241, of the Public Records of Pinellas County, Florida. Also less right-of-ways as they now exist.
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
