NOTICE IS HEREBY GIVEN pursuant to an Order Resetting Foreclosure Sale dated the 20th day of December, 2011, and entered in Case No. 08-00641, of the Circuit Court of the 12TH Judicial Circuit in and for Manatee County, Florida, wherein WELLS FARGO BANK, N.A., AS TRUSTEE FOR ABFC 2006-OPT1 TRUST, ABFC ASSET-BACKED CERTIFICATES, SERIES 2006-OPT1 is the Plaintiff and BYRON A. CHEESMAN; BUFFY M. CHEESMAN; JOHN DOE; JANE DOE AS UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.manatee.realforeclose.com in accordance with Chapter 45 at, 11:00 AM on the 1st day of February, 2012, the following described property as set forth in said Final Judgment, to wit:

Commence at the SE corner of Section 5, Township 35 South, Range 18 East, Manatee County, Florida; thence run North 0Ëš38'58'W, along the East line of said Section 5, a distance of 1350.09 feet to the centerline of 38th Avenue East (Elwood Park Road): thence run South 89Ëš10'35” W, along said centerline a distance of 982.26 feet; thence run South 0Ëš44'18” E, a distance of 143.15 feet to the Point of Beginning of the following described parcel of land; thence continue South 0Ëš44' 18” East a distance of 118.14 feet; thence run North 89Ëš10' 35' E, a distance of 100.06 feet to a point on the West line of 37th Street East; thence North 0Ëš 43' 25” W, along said West line of 37th Street East, a distance of 118.14 feet; thence run South 89Ëš 10'35” W, a distance of 100.03 feet to the Point of Beginning.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
